Annual Bonfire

 

Saturday, October 28, 2023 is the scheduled date for the next Highland View Bon Fire.  The fire will be lit after sundown (6:15 PM).  Please plan to join your neighbors in the field along the Creek for a social evening.  Families joining us should bring their own chairs, drinks and a desert to pass.

 

We look forward to you seeing you on Saturday, October 28.  If a rain date is required it will be announced prior to the 28th.

Message from the committee chair:  The Highland View/Murray Lane pool will officially open for the summer season on May 13, 2023.  The pool is scheduled to be open until October 1, 2023.

 

For your reference, a copy of the pool rules can be found on the Highland View HOA website (http://www.highlandviewhomeowners.org).  The pool is our neighborhood’s most significant investment.  Please do your part to help us keep it in tip top shape for our residents’ enjoyment and the collective value of our neighborhood.  When using the pool, please do your best to keep the pool area clean and orderly.  In particular, please lower the umbrellas when leaving the pool area and keep the gate fully closed and locked.  While propping the gate open is an understandable convenience, it is also a security and safety concern.  If the gate is left unlocked, a small child could gain access to the pool unsupervised.   

 

As communicated at our annual HOA meeting, we are planning to make some repairs to the underground water lines responsible for circulating the pool water to/from the pump room.  These repairs are scheduled to occur during the November 2024 – April 2025 pool offseason.  At that time, we will also plan to resurface the pools and the deck.  Because the underlying issues requiring the scheduled major repair will not be resolved until then, it is possible there will be the need to make interim repairs during this summer and next.  We will attempt to minimize the cost and disruption of these repairs (if needed) until the long-term repair can be performed.  The biggest issues of concern we may have to deal with over the next 2 summers are repairs on any new major water leaks that could develop in the underground piping system, rougher-than-desired plaster surfaces in the pools, fluctuating water levels caused by minor or major water leaks and higher than planned water bills due to the need to add water to the pool to keep the level at the skimmers.  We appreciate your understanding as we build up the necessary reserves to make these needed long-term repairs to our pool.

Message from the committee chair:  As of April 30, 2022, the Highland View/Murray Lane pool is officially open for the summer season.  The pool is scheduled to be open until September 30, 2022. The pool deck is scheduled to be cleaned sometime in the next 1-2 weeks to improve the visual appearance, but it is safe to use in its current state.  When the deck cleaning occurs, the pool may be temporarily closed for 1-2 days to allow for the contractors to move the furniture and repair any areas of the deck surface in need of attention.  Thank you in advance for your patience and understanding.

 

 

Neighborhood Clean Up Days (October 30th)

 

This Saturday morning at about 9:00 am, the HV Grounds Committee will lead a cleanup of two trees that have fallen from the common ground.  We plan to meet at the pump house near the front entrance and work on the pine tree behind Helmsdale South first.  Those of you who will be joining us (men, women and or teen age youth) should bring sturdy gloves and hearing protection (the chipper is LOUD).  We plan to work into the early afternoon Saturday and come back Sunday about Noon to finish the cleanup.

 

We are looking forward to a good group of neighbors joining us.

Special HOA Meeting

 

The Highland View HOA board of directors has scheduled a special meeting of the members to be held on August 3rd at 6:00 P.M. The meeting will not be in person. Instead, the meeting will be conducted using the web conferencing tool Zoom. The only item of business will be the election of two HOA members to the board of directors in order to fill the two vacancies on the board. 

 

The board asks that each homeowner either attend the meeting or complete and submit the proxy form prior to the meeting date. In order for the meeting and the election to be valid, at least 25% of the homeowners must be present in the meeting or represented by a proxy. You may designate any other HOA member that will attend the meeting to be your proxy representative, including the current members of the board of directors (Ronnie Martin, Craig Mockmore, and Ted Ilanchelian).

Update from Jon Cornelius Pool Committee Chair…

 

 Effective today (5/22/20), the pool is officially open (although the pool season is getting off to a wet start).  Attached are copies of the 2020 pool rules + a special COVID 19 rule sheet.  As soon as you have time, can you send these to the neighbors and/or post them in the usual places?   

 

In addition, Bonnie Owen is managing a scheduling system for the hours of 6:00 AM – 1:00 PM at the pool.  This was voted on and approved by the HOA board.  I have included details of this system in the attached PDF and I also copied Bonnie in case more explanation/details are needed.

Message from the committee chair:  Effective today (5/22/20), the Highland View/Murray Lane pool is officially open for the summer season but with some added restrictions and disclaimers.  The opening of the pool was delayed this year to give the board more time to carefully consider how to open the pool in light of COVID 19. The pool is scheduled to be open May 22 - September 30, 2020.  A copy of the pool rules can be found on the Highland View HOA website.  In addition, this year there are a few changes to the pool rules.  The main changes are as follows:

  1. For now, the HOA board has decided not to allow reserving the pool for parties.
  2. The maximum capacity allowed in the pool area is 25 people (subject to change).  Physical distancing should be used when in the pool area.
  3. If you decide to go to the pool, you are doing so at your own risk.  The pool area and all of the various touch-point surfaces (bathroom doors and surfaces, gate, hand rails, chairs, etc.) will not be sanitized.
  4. From the hours of 6:00 AM – 1:00 PM, access to the pool will be restricted to those who have reserved blocks of time (30 minutes or 1 hour).  The details of the reservation system and the reservation calendar can be found here:

This event is paid for by the homeowner's association dues that Highland View & Waterford residents pay each year.  If you have family and/or friends that are non-Highland View & Waterford residents that you would like to bring as guests to this event, then we ask for a payment of $6 per person for nonresidents to help cover the cost of their hamburgers and hotdogs.  When you rsvp, you will need to state how many adults and how many children will be coming, and also state how many hotdogs and or hamburgers your family/friends want to reserve and how many of those are paid meals for non-residents. 
 

It will be your responsibility to drop the nonresident meal payment off at  Bonnie Owen's house (702 Helmsdale Place South) by the rsvp deadline of Monday July 1st. Thank you for your understanding and your help with this important matter!

An important message from outgoing President Doug Owen regarding our recent annual meeting and other topics of interest to our community.  If you were unable to attend the meeting, please take a few minutes to read these updates!

 

Annual Meeting Recap

 

Last Thursday annual meetings were held for both Highland View and Murray Lane.  Thank you to all that attended in person or submitted their proxies.  For those that were unable to attend last week we would like to provide a summary recap in this email and share the attached presentations from the meetings.

 

Highland View

  • Grounds – major initiatives completed in 2018 included removal of dead trees in the entrance island and side berms, increased weed control and cleanup of islands throughout the neighborhood. 
  • Architectural Committee – review of the process for obtaining HOA approval prior to beginning a home project.  (See below for more details)
  • Socials – discussed if anyone is interested in leading a social event like the Halloween Party, Bon Fire, Progressive Dinner or other events that have been planned in the past to contact the Board.
  • Neighborhood Survey – discussed results of the survey from the summer of 2018 and what the Board is prioritizing for 2019.
  • Bridge Update – reviewed planning to date on the removal of the median to the bridge.  The median was repaired once in 2018 and damaged again.  A contractor has been identified and costs budgeted to remove the median in 2019.
  • Financial Review – compared the 2018 budget to actual results.  Highland View budget is running at a loss before reserve spending or investments in neighborhood improvements.
  • Compared change in financials since 2014, noting expenses are up 25% while income is up about 5%.  Dues were raised in 2017, but more than offset with a larger decrease in dues at Murray Lane.  Expenses are up with increased landscaping and weed control costs.
  • 2019 Priorities:
    • Completion of one of the two remaining cul-de-sacs yet to be renovated
    • Brick work and iron fence painting along the entrance and bridge area.
    • Bridge median removal
  • Dues to be raised $35 per quarter (offset by $10 per quarter reduction in Murray Lane dues), for a net $25 per quarter or net $100 per year increase.  The next HOA billing will reflect the new dues amount.
  • The dues increase will allow for the priorities to be paid for and the reserve balance to be rebuilt over the next few years to a level consistent with the long term average balance.
  • Board members for 2019 include:

    • Farley Reardon – Secretary
    • Craig Mockmore – Committee Liaison
    • Thiru Ilanchelian – At large

 

Murray Lane

  • Pool Committee – reviewed above budget expenses in 2018 related to a water leak below the pool deck that was repaired, light fixture repair and valve replacement.
  • 2019 Priorities:
    • Pool bathroom upgrades
    • Fence work
    • Pool entrance gate
    • Video surveillance
  • Financial Review – compared the 2018 budget to actual results.  Murray Lane has been generating positive operating income with a reserve balance the highest it has been in the past 18 years.
  • Dues to be reduced by $10 per quarter or $40 per year.  Given expected expenses and a high reserve balance the dues can be reduced in order to offset the increase on the Highland View side.

Architectural Committee Process Review:

 

When doing home projects, remember that the Architectural Committee must pre-approve the items below to meet HOA guidelines

  

  • External home renovations (including paint, brick, shutters, doors)
  • Additions such as deck, screened porches, hot tubs, fences
  • Removal of trees with trunks exceeding 4” in diameter

On Street Parking:

 

Please remember to not park vehicles on the street for extended periods of time.  Vehicles on the street can lead to a higher risk of accident and can make travel of emergency vehicles more difficult.  HOA guidelines state, “No vehicle should be parked on the street for longer than a 24-hour period.”

Also, there is a small section of the pool deck (on the left side, shallow end) that has new concrete on it.  This section is ok to walk on and use as normal.  It is the result of an under-deck leak that was repaired this week.  This section will be resurfaced to match the rest of the pool deck when the resurfacing contractor becomes available.

Announcement of Upcoming Annual Meeting

Please make plans to attend our Annual HOA Meeting on Thursday, February 15, at 6:30 p.m. This year the meeting is a very short walk from the neighborhood, Scales Elementary, in the cafeteria.

The Annual Meeting is an excellent way to learn about the neighborhood’s business and social events and to meet people in our community.

By now you should have received (in your physical mailbox) the meeting announcement and proxy forms. If you cannot attend the meeting, it is important that you complete and sign the proxy forms and:

• Return it in the envelope provided
• Give it to a Board member
• Give it to someone you know attending the meeting

Annual Bonfire

The annual Highland View Bon Fire is scheduled for Saturday, November 11 in the same location as always (behind the pump house and along side the creek.

The fire will be started just after 6:00 pm. The Board has graciously offered to provide hot dogs, buns, and all the fixin’s. You are asked to bring a dish to share with your neighbors as well as what you will be drinking.

If you want to eat something other than hot dogs you are welcome to use the cooking fire to cook your own meat.

If you have a large table and a lantern or two we could use them to make the evening more enjoyable. Be sure to label them so they find their way home.

Come join your neighbors for an evening of family fun.

 

Progressive Dinner, August 19!

 

You may have seen a notice on your mailbox (electronic copy attached) with specifics on the Highland View Progressive Dinner.  This has been one of the neighborhood highlights in previous years, and we look forward to a great turnout!  We will need to pay our caterer soon and would ask that you send your checks in as soon as possible.

Summer Bible Study

 

All ladies are invited to a Summer Bible Study held in the Highland View Pool Pavilion on Wednesday mornings from 7:15 to 8:30.  This year we will use a companion guide by Wendy Williams to study A Shepherd Looks at the 23rd Psalm by Phillip Keller.  It is a wonderful look at God as our Good Shepherd. We would love to have you join us even if you don’t know much about the Bible. It is a sweet and casual time of fellowship looking at God’s Word together.  We will begin on June 7 and continue for about 6 weeks.

 

Please let Sharon Murphy (sbmurphyrn@comcast.net) or Stephanie Searle (searlesw@comcast.net) know if you would like to join us so we can order enough books and study guides. The total cost is $15.  Please bring a cup of coffee and a Bible to join us on the 7th.

Please do your part to help us keep it in top shape for our residents’ enjoyment and the collective value of our neighborhood. When using the pool, please do your best to keep the pool area clean and orderly. In particular, please lower the umbrellas when leaving the pool area and keep the gate fully closed and locked. While propping the gate open is an understandable convenience, it is also a security and safety concern. If the gate is left unlocked, a small child could gain access to the pool unsupervised.

In addition, you may notice we have all new furniture and the pool deck and pavilion surfaces have been refurbished.  Finally, if you would like to be on the pool committee, please let Jon Cornelius know @ jonc@sumidenwire.com.

Highland View Garage Sale

 

The Highland View garage sale to be held Saturday, May 20th from 8:30am to 2:00pm. An ad will be posted in the Tennessean.  Anyone interested in participating should tie balloons to their mailbox.

 

Highland View / Waterford Progressive Dinner August 19, 2017

We are excited to announce the return of the Highland View Progressive Dinner!  In previous years, this was one of our most popular social events, and it’s back by popular demand.

 

How does it work?  Depending on the number of participants, one or two homes will host wine and appetizers.  The group then splits into several homes for a leisurely dinner and then we move yet again to another one or two homes for desserts.  All of the host homes will be in Highland View to facilitate movement between courses, eliminate any travel on Murray Lane and to keep everyone safe.  The entire event will be catered.  We expect the cost to be about $30 per person ($60 per couple).

 

The Committee needs to know how many Highland View and Waterford residents are interested in joining this unique social occasion.  To confirm the date with our caterer, will need an approximate head count.  The date will be Saturday evening, August 19th.

 

If you would, please REPLY  to platt2@comcast.net indicating if you plan to attend along with your name and number attending.  If you know already whether you would be interested in hosting for dinner, please let us know that as well!

Movie On The Lawn!

 

Come enjoy a "Movie on the Lawn" beside the Highland View pool pavilion on Saturday evening, April 8th. Your neighbors and friends from All Saints Presbyterian Church will be providing food starting at 5:30 (first come, first serve until it's gone!), and showing a PIXAR favorite that kids and adults will enjoy. The movie will start around 6:30. We hope to see you there!

Highland View / Murray Lane Annual Homeowners Meeting:  Please make plans to attend the Annual Meeting on Thursday, February 16, at 6:30 p.m.  As in previous years, we will meet at the Brentwood Library, 8109 Concord Road.

 

The Annual Meeting is an excellent way to learn about the neighborhood’s business and social events and to meet people who have recently moved to our community.  The meeting agenda this year will include discussion regarding proposed changes in our HOA dues.

 

Please watch your physical mailbox this week for the meeting announcement and proxy forms.  If you cannot attend the meeting, please complete a proxy form and:

  • Return it in the envelope provided

  • Give it to a Board member

  • Give it to someone you know attending the meeting

Halloween Party

 

What: Halloween Party for children (babies, toddlers, preschoolers, and school age kids 5th grade and younger) Kids should wear their Halloween costume and bring their treat bag. There will be games, prizes, and refreshments.

Due to requests from homeowners, the pool closing date will be extended to October 11.

Message from the committee chair: As of May 2, 2016, the pool is open. The pool is scheduled to be open May 2 - September 30, 2016. IMPORTANT RSVP info:   It is extremely important to RSVP if you want to come to this event so we can plan accordingly when we order the hotdogs and hamburgers from Famous Daves.

 

This event is paid for by the homeowner's association dues that Highland View & Waterford residents pay each year.   If you have family and/or friends that are non-Highland View & Waterford residents that you would like to bring as guests to this event, then we ask for a payment of $6 per person for nonresidents to help cover the cost of their hamburgers and hotdogs.  When you rsvp, you will need to state how many adults and how many children will be coming, and also state how many hotdogs and or hamburgers your family/friends want to reserve and how many of those are paid meals for non-residents.

 

It will be your responsibility to drop the nonresident meal payment off at Bonnie Owen's house (702 Helmsdale Place South) by the rsvp deadline of Tuesday June 30th.
